We faced a very tough situation – we had a problem tenant who refused to hand over the property and we were on the other side of the world!! Thankfully we chose Garg Solicitors! They were amazing. They were quick to respond, friendly and approachable, gave us excellent advice, moved the cases forward through the courts at the best possible speed and were open honest and thorough. They gave us the reassurance that even though we were on the other side of the world our cases were in safe hands. They were quick to advise us on the best and cheapest ways of proceeding and even refunded us the monies paid for the Bailiffs (without us even having to ask) when the tenant finally moved out 2 days before eviction! An excellent service which guided me thru the minefield of the eviction process. Before I approached Nav@Landlord Guardian, my letting agent had already issued a section 21 to the tenant. Nav checked it and found it had the wrong date on it. I was unaware that a simple mistake like this could result in the possession case being rejected in court and you would have to start the whole process again (and pay the fees again!) I took up the offer of an advocate. He explained the court process and then spoke to the judge in court. I’m glad he was there… The judge just mumbled… I couldn’t make out a lot of what he was saying… his voice was fast speaking, monotone and low volume. I wanted to tell him to speak up but I thought it might affect the outcome of the case. Peter, the advocate, said he was used to it. Anyway I got the possession order, just got to see if the tenants move out in 14 days. If not I’ll be back to use the enforcement services. Great service and would fully recommend Nav and his team.
