Disrepair issues – Tenant builder himself – No access to the property – Rent Arrears for 3.5k – Section 8 notice – Matter represented by us – on the first hearing – Outcome

Possession in 14 days, Payment of all rent arrears and costs

The tenant stopped all kind of correspondences with the Landlord. Despite of numerous requests, he failed to open the door for the landlord and even to carry on the agreed inspection of the property. Landlord can see the broken window from outside. Upon conversation (from window), the defendant refused to open the door and hand over the new key to the landlord. Upon enquiry regarding broken window, the defendant replied to the landlord not to worry as he will fix the issue himself as he is builder. But no confirmation for the rent payment. After exhausting all the avenues, the landlord contacted us for evicting the tenant. We served section 8 notice on ground 8, 10, 11 and 12. Upon expiry of the notice, we initiated the Possession Proceedings and represented the landlord in the court. With our prefect file management and robust arguments, the court ordered the tenant to:

Vacate the property in 14 days and pay all the costs and rent arrears.
