Possession in 14 days, Payment of all rent arrears and costs and release of deposit

The property was managed by the estate agents. Upon getting no rental payments, they visited the property and found that there is a lot of post lying unattended. They tried to contact the tenants, however, no reply. After getting advice from us, they sent text message to the tenants that they will coming to inspect the property. Upon receiving no response, they used their own key to open the door to inspect the property. They found that most of the tenant’s stuff is in the property but there is a lot of unattended post. The windows were also left open. After securing the property by closing all the windows, we advised to serve section 8 notice. After its expiry, we took the matter to the court. After careful examination of all the evidences which we put on the court file, the court was satisfied with our client’s claim and ordered the tenant –

Vacate the property in 14 days and pay all the costs and rent arrears and also ordered that the paid deposit be released in landlord’ favour.
